Construction

Construction is the process of constructing a building or infrastructure.

Construction differs from manufacturing in that manufacturing typically involves mass production of similar items without a designated purchaser, while construction typically takes place on location for a known client. Construction as an industry comprises six to nine percent of the gross domestic product of developed countries. Construction starts with planning, design, and financing; it continues until the project is built and ready for use.

Large-scale construction requires collaboration across multiple disciplines. A project manager normally manages the job, and a construction manager, design engineer, construction engineer or architect supervises it. Those involved with the design and execution must consider zoning requirements, environmental impact of the job, scheduling, budgeting, construction-site safety, availability and transportation of building materials, logistics, inconvenience to the public caused by construction delays and bidding. Large construction projects are sometimes referred to as megaprojects.

Project management

Project management is the practice of initiating, planning, executing, controlling, and closing the work of a team to achieve specific goals and meet specific success criteria at the specified time.

A project is a temporary endeavour designed to produce a unique product, service or result with a defined beginning and end (usually time-constrained, and often constrained by funding or staffing) undertaken to meet unique goals and objectives, typically to bring about beneficial change or added value. The temporary nature of projects stands in contrast with business as usual (or operations), which are repetitive, permanent, or semi-permanent functional activities to produce products or services. In practice, the management of such distinct production approaches requires the development of distinct technical skills and management strategies.

The primary challenge of project management is to achieve all of the project goals within the given constraints. This information is usually described in project documentation, created at the beginning of the development process. The primary constraints are scope, time, quality and budget. The secondary — and more ambitious — challenge is to optimize the allocation of necessary inputs and apply them to meet pre-defined objectives. The object of project management is to produce a complete project which complies with the client’s objectives. In many cases the object of project management is also to shape or reform the client’s brief in order to feasibly be able to address the client’s objectives. Once the client’s objectives are clearly established they should impact on all decisions made by other people involved in the project – project managers, designers, contractors, sub-contractors, etc. If the project management objectives are ill-defined or too tightly prescribed it will have a detrimental effect on decision making.

Tenant Coordination

Tenant Coordination is defined as a management process related to the design and preparation of a new retail unit, in order to trade in new or existing retail premises.

The objectives of this process, on the part of the representative of the shopping centre (or landlord), include the development of a positive relationship with the tenant, to inspire, inform and advise, to create absolute clarity to avoid disputes, to achieve design quality, and to minimise disruption. On the other hand, on the part of the tenant, objectives are maintaining the image of the brand, a clear communication, and on site control to maximise sales and income and to minimise cost.

It is important to bear in mind that the tenant coordinator is responsible for the first impression the tenant has of dealing with the shopping centre, and that the tenant is a retailer, not a builder. The tenant coordinator is to manage and facilitate to the benefit of both parties. For the landlord, new tenants always represent the opportunity to raise the standard of design within the centre.
